Loreto Bay Homeowners Guests or Visitos
As you are no doubt aware, the average occupancy rate within Loreto Bay has been increasing steadily each year. This is leading to our facilities (mainly the swimming pools, but also the community centre) sometimes not being able properly to handle the demand. This high usage increases the need for all users to be aware of and to obey the rules and regulations that we have in place. The difficult issue is to make sure that the short term visitors get the information they need, and we have established over the last two seasons that this is not happening on a consistent basis.
Whether you occasionally rent your home or you are just considering doing so, we are writing this note to you. It is important that your renters know what is expected of them. We have tried to get one page summaries of the important rules into each house but that still has not solved the problem. Our rules require that in order to use the pools, a renter or guest must first be registered with Associa or Security. This has not been happening on a consistent basis. If your tenants or visitors are registered (names of all staying and dates of arrival and departure), then we can make sure they know what is expected of them. For such purpose, please make sure you or your property or vacation rental manager send an email to Loreto Bay security at [email protected] copying the HOA office at [email protected]
In the event that they do not register or they break the rules then we have the ability to impose a fine and that fine is assessed against you, the owner of the home they are staying in. We have decided that the situation is serious enough that we are going to start imposing the fines set out in the Administrative Rules. These are escalating fines for each successive infraction and for the pools, it culminates in a loss of privilege to use them. That loss of privilege would be applied to anyone occupying your home. We are also hiring an additional guard specifically to monitor the pools during the winter high season.
Your rental agreement should probably include a clause similar to the one in car rental agreements, where the renter is responsible for fines imposed because of their actions – just in case. It would be a good idea to also attach a copy of the one page rules summary as well. A copy of this is attached for your use.
